Dholera vs Other DMIC Nodes — Where Should You Invest?

DMIC is not one land market. Dholera is the greenfield SIR with TP schemes, an airport and a wafer fab. Other Phase-1 nodes are smaller industrial townships, some already allotting plots. Here is how to choose.

Sales decks treat “DMIC” as a single rising tide. It is not. The Delhi–Mumbai Industrial Corridor is a spine of nodes across six states. Phase-1 picked eight of them. Only one is a ~920 sq km notified Special Investment Region with statutory Town Planning schemes, a greenfield airport inside the boundary, and a front-end semiconductor fab: Dholera SIR. The rest are industrial townships and port/auto clusters of a different size and maturity. This page is for buyers choosing where to put capital — not for picking a survey number (that is the verification checklist).

The official Phase-1 set

DPIIT / PIB lists eight first-phase DMIC nodes: Dadri–Noida–Ghaziabad (UP), Manesar–Bawal (Haryana), Khushkhera–Bhiwadi–Neemrana (Rajasthan), Pithampur–Dhar–Mhow (MP), Ahmedabad–Dholera (Gujarat), Shendra–Bidkin (Maharashtra), Dighi Port (Maharashtra) and Jodhpur–Pali–Marwar (Rajasthan). Trunk works are further along in Gujarat, Maharashtra, UP and MP than the slogan implies for every pin on a map.

What you are actually comparing

An industrial park sells serviced plots to factories. A smart city / SIR sells a land-use plan: residential, commercial, industrial, logistics, knowledge-IT, buffers. Dholera is the second thing. That is why our TP scheme maps and survey-number lookup exist — you are buying a zone and a final plot, not a shed number in an estate.

Where Dholera is actually different

  • Scale and statute. ~920 sq km SIR across 22 villages, reconstituted through TP schemes. DPIIT’s own Dholera Phase-1 activation figure (~22.5 sq km) is the first trunk plate, not the whole SIR. Other nodes’ Phase-1 industrial areas are typically in the high teens of sq km.
  • A city plan, not only a factory park. You can buy a residential final plot, a commercial CBD cell, or an industrial parcel — and get the zone wrong. That risk barely exists in a single-use industrial estate.
  • On-site airport + expressway. Connectivity is inside the planning boundary, not a two-hour drive to another city’s airport. See Ahmedabad to Dholera and the airport note.
  • A named fab. Tata Electronics × PSMC is a front-end wafer plant in the SIR — not Micron’s Sanand ATMP. Read what that does (and does not) do to land prices.

Maturity cuts both ways

Shendra already had operating companies and allotted acreage years before Dholera’s occupancy story. DPIIT (May 2023 snapshot) cited allotments and live units across the four “cities” with completed trunk works — including Dholera and Shendra. Earlier occupancy is a feature of AURIC, not a bug. Dholera’s bid is optionality on a larger plan. You get paid for waiting only if you did not overpay for a village buffer sold as “DMIC land”.

Who should still pick Dholera

Choose Dholera if your use-case needs NA-approved land inside a notified TP scheme, you can hold 5–10+ years, and you will run documents before a token. Residential self-build, patient land-banking next to the activation plate, and industrial/logistics that want the fab–freight–airport stack belong here. Start at plots or industrial listings, then match the survey number.

Who should look at another node instead

  • Need tenants this year. NCR nodes and Pithampur/Shendra have deeper operating industry. Dholera’s residential rental story lags jobs.
  • Buying a factory plot in an estate, not a city zone. AURIC / Neemrana / Pithampur are the product. Do not force that into a Dholera village 7/12.
  • Port-and-ship thesis. That is Dighi (and Gujarat’s older ports), not Dholera’s inland SIR.

How to decide without a brochure

  1. Write the use: home, land-bank, factory, warehouse. Zone must match — the corridor name does not override SIR land-use.
  2. If the answer is Dholera, open the TP index and survey lookup. If the answer is another node, underwrite that state’s industrial development corporation, not our maps.
  3. Price against like-for-like in the same node. A Shendra industrial rate is not a Dholera residential ₹/sq.yd.
  4. Read the investment guide for ROI framing, then the history of Dholera so a seller cannot collapse 2,500 years and a Cabinet note into one EMI.

Frequently asked questions

Is Dholera the only DMIC node in Gujarat?

It is the Ahmedabad–Dholera Investment Region / Dholera SIR — Gujarat’s flagship DMIC city-scale node. Other Gujarat industrial locations (Dahej, Vadodara–Ankleshwar, Surat) appear in the wider 24-node perspective plan, not as Dholera’s substitute product.

Is Shendra–Bidkin a better investment than Dholera?

It is a different product: a more mature industrial area with earlier allotments and auto/engineering occupancy. Dholera is a larger greenfield SIR with TP housing and an on-site airport/fab thesis. “Better” depends on whether you need operating tenants now or a 5–10 year city-plan hold.

Should I buy Dholera land just because it is on the DMIC?

No. DMIC is the corridor brand. Your plot is a survey number in a zone. Confirm NA, TP/final-plot and title. A pin labelled DMIC on a brochure is not a substitute for papers.

How does Dholera compare with Noida or Neemrana?

Noida/Dadri and Neemrana sit in denser, older industrial–logistics markets next to NCR or NH-8 Japanese clusters. Liquidity and occupancy are typically higher; you pay NCR-adjacent prices and you are not buying a 920 sq km greenfield TP city. Compare use-case, not logo.
