The Dholera Special Investment Region is a 920 sq km master-planned smart city, developed in phased Town Planning (TP) schemes between Ahmedabad and Bhavnagar in Gujarat. As one of the activation nodes of the Delhi–Mumbai Industrial Corridor (DMIC), Dholera plots are typically bought either to build a home in a planned smart-city grid, or as a land-banking play ahead of the Ahmedabad–Dholera Expressway, the Dholera International Airport and Dedicated Freight Corridor going operational.

How much do plots in Dholera Smart City cost?

Residential plots inside notified Town Planning schemes typically range from ₹50 lakh to ₹3 crore depending on activation zone, plot size, road frontage and amenity proximity. Are these Dholera plots NA approved?

Yes — most plots we list are NA (Non-Agricultural) approved and inside notified TP schemes. We share the NA order, 7/12 extract and TP scheme reference for every shortlisted plot before booking.

Project-level RERA registration applies to schemes that meet Gujarat RERA's threshold criteria. Where applicable we share the RERA ID; for owner plots not requiring registration we provide title-chain documents and legal opinion from partner firms.

What is the registration process for buying a Dholera plot?

Standard sequence: site visit → token / booking advance → KYC + agreement → balance payment → registered sale deed at the local sub-registrar.
